1. Support:  The supervising broker is available from 9am to 7pm daily, even weekends. Real Estate is sold at odd hours and broker support is crucial to maintaining a smooth transaction.

2. FREE Legal Support:  Agents have unlimited access to our Lawyers at no cost. Lawyer’s fees can be upwards of $350/hour. Realty Source agents pay $0! Contract Review, Letters, and Consultations are included.

3.E&O Insurance:  Many companies provide Errors and Omissions Insurance. Similar to a car insurance policy, there are hundreds of ways one can adjust their policy. The Realty Source E&O Policy is with California’s largest insurer, has the lowest deductible available, and has $1,000,000 in coverage.

4. Commission:  We actually do offer 100% Commission. Our business model does not have any hidden fees, or penalties. We offer a TRUE low cost 100% Commission business model.

5. Marketing:  All Realty Source agents have access to our company specific marketing materials. We have partnered with Dave Daniels, a well known graphic artist who has developed some great pieces. Postcards, Flyers, Vehicle Magnets, Web Marketing, and more are currently available.

6. Websites:   Realty Source pays for the initial design and setup for our agent Websites ($300 savings). The agent is only responsible for the monthly hosting ($15).

7. Offices:   Unlike many 100% Commission Brokers, Realty Source actually has a physical office.  The Realty Source business model is very simple. For counties which have 20 or more Realty Source agents, a small office is provided at no additional cost! These offices are complete with desks, phones, fax, internet, and a high speed copier. For counties with less than 20 agents, each agent has access to a network of executive suites with conference rooms, individual offices, lounges, etc.

8. Transaction Coordinator:  Realty Source employs a FULL-TIME transaction coordinator that works exclusively for Realty Source agents, not a contract coordinator who works for several companies.

9. BPO (Broker Price Opinion) List:  Each Realty Source agent is given a list of over 200 BPO companies to register with. Many Realty Source agents have successfully developed  working relationships with these companies and are doing BPO’s daily.

10. Phone/Email:  Company Email address and Phone Extensions are available for all Realty Source agents. The Realty Source corporate page ranks well with Google and provides leads to many of our agents.

10 Questions to ask a 100% Commission Real Estate Broker

During this changing real estate market many 100% commission companies have emerged, some good, some not so good. While looking for your next broker, you should ask each broker a series of questions......Here is a list of 10 questions that every agent MUST ask their future broker.

1. How long have you been in business? This is an extremely important question to ask all potential brokers. The change in the market has resulted in lower commission checks resulting from fewer sales and lower prices, many agents are now considering 100% commission companies. With this surge of agents considering these types of companies, a surge of high commission companies have also entered the market promoting themselves as the premier 100% Commission Company. When considering a company to affiliate with, it is recommended to only consider established companies with 3 or more years of experience with this type of business model.

2. Do you have an office? Most people would assume that all real estate companies have an office...WRONG!  Most 100% commission companies use a P.O. Box or a home address to keep costs down. Although keeping costs down is a major priority for many companies, an office is a MUST HAVE! It is recommended to only consider companies which have a physical office location. While agents are not often provided with desk space at 100% commission companies, it is imperative that the company have a physical office location for mail, drop off/pick up, and client interaction.

3. Are there any hidden fees? This is one of the most important questions to ask. Very few companies actually net the agent near 100% commission. The biggest marketing gimmick is a large "per transaction fee", for example, "100% Commission - only $995 per transaction". Those companies should be called "80% companies". If an agent earns a $3,000 commission check and pays the broker $995 - THAT IS OVER 30% OF THEIR COMMISSION!!!!! This is the biggest scam in the real estate industry. Beware of hidden fees such as: file review, compliance, or incredibly high insurance rates.

4. What is the broker's experience level? Did you know that a recent college graduate with NO real-life real estate experience has the ability to obtain a California broker's license and open a real estate company? Since a broker's license is relatively easy to obtain, this question is very important. When you are deep into a transaction and an issue arises, an experienced and knowledgeable broker is invaluable. Just because you are earning 100% commission does not mean you should sacrifice support and guidance. It is recommended to look for brokers who have sales experience and a minimum of 5 years experience, 7+ years would be ideal.

5. When is broker support available? As a real estate agent, ask yourself, do you ONLY work 9-5, Monday thru Friday? NO WAY, and neither should your broker! When considering a company, broker accessibility should be a major concern. All too often a broker at a 100% commission company only offers support Monday thru Friday. Real Estate is sold predominantly on nights and weekends as most clients have a job to attend during the day. If you have a question on Sunday at 6 pm, is there someone to call? Are you on your own every weekend? If so, where is the value in working for this broker?  Many agents think they are knowledgeable enough to not need much support. Be very careful in the company you select as after-hours support may be the difference between staying out of court and being slapped with a lawsuit.

6. Do you carry E&O Insurance and what is the cost to the agent? Doesn't every broker carry E&O Insurance? NO!!! There are companies that are "Self Insured" or have the "Deal with it when it happens" approach. The bottom line is E&O insurance is a must have in the real estate business. An agent is doing a disservice to their clients by not being adequately insured. In addition to asking your potential broker if they carry E&O Insurance, you should also ask the following:

• What is the policy limit? Brokers can reduce their monthly premiums by lowering the yearly payout maximums on the policy. Make sure the broker you are interested in carries AT LEAST $1,000,000 in Errors and Omissions Insurance.
• What is the policy deductible? In the unfortunate event of a lawsuit, a deductible must be paid for representation (similar to car insurance). Common deductibles range from $1,000 all the way up to $10,000+.  If your commission check is only $2500 and the deductible is $5,000....You could be out double what you earned for that transaction....It is recommended to become affiliated with a firm that has a deductible of $2500 or LESS!
• Is there anything I should know about what is not covered? As mentioned earlier, brokers can lower premiums by eliminating things such as: Agent Owned Transaction Coverage, Land & Commercial, Rentals & Property Management, High Value Properties, Etc.

As you can see, there is more to it than just "Having E&O Insurance". As important as it is to be insured, it is equally as important to have a sufficient policy limit, a low deductible, and the proper coverage.

7.  Do you belong to X Association or X MLS? If your potential broker is not a member of your association or MLS, you will no longer have access. To stay a "REALTOR", your broker must be an actual member of the association for you to have the title of a "REALTOR" and to receive the benefits associated with a full association membership. Be aware of brokers who say they are a member of X amount of associations, often times they are merely an MLS only member. If your broker is an "MLS Only" member, you can gain access to the MLS, but will no longer be a REALTOR.

8. Is there an on-site transaction coordinator? This should be important to every agent looking for a 100% company to become affiliated with. The company you are considering MUST have an In-House Transaction Coordinator. This means a TC that ONLY works for that specific company and its agents. Many companies have a "Contract" TC or do not have any relationship at all. If a company has a "Contract" TC, do they have your best interests at heart? Do they know which forms the broker requires? Do they give preferential treatment to the agents which produce more? It is recommended that you only join a firm with an actual In-House Transaction Coordinator.

9. How many agents do you have? This is a questions that should give you many answers as to the level of support you should expect to receive and if the company is growing. 1 Broker/Office Manager should be able to manage 100 - 150 agents. If a company has 500+ agents and 1 broker/owner who handles all of the administrative and support duties as well, there is a good chance there will be extended response times to your inquiries. It is also recommended to only join those companies with 20 or more full time agents.

10. How many transactions has your company closed Year-To-Date? This is a very important question to gauge the quality of agents this company attracts. If a company has 500+ agents and only closes 50 deals per year, do you want to be a part of that? Many 100% commission offices take any licensed agent they can find, regardless of experience, lawsuits, closings, etc. It is recommended that an agent only consider a 100% commission company which employs quality agents, has a good closing to agent ratio, and does not have a license warehouse type approach to hiring agents.

10 Questions, a lot to think about. As you embark on your journey to find the 100% commission company which offers the most benefits at the lowest cost, be very cautious and do your research. There is no REAL 100% commission; brokers do not work for free. However, with the right company you can get very close. The only way to get close to a 100% split is to join a company with a small monthly fee. The broker can predict the monthly office profit and is able to keep commissions HIGH! Companies that charge $500 or more per transaction are rarely anywhere near 100% commission when it is all said and done.

How is Realty Source different than other 100% companies? There are many reasons why we are growing at the rate we are. We offer the highest NET commission in California. Our agents actually earn a true 100% commission. Many of the e-brokers or license warehouse type companies offer "100%", however they keep $600 - $1000 per closing. Depending on the sales price this can be a 10%-30% portion to the broker, no longer anywhere near 100%.....Our agents ONLY pay $1,188 per year to the company ($99/mo). In addition to having the lowest cost 100% commission plan, we also offer unparalleled support. The common misconception is that "100%" offices lack support. Many do,However at Realty Source, Inc, we do things differently. Our supervising broker is available from 9am - 7pm EVERY DAY. With years of experience and hundreds of transactions closed, you can feel confident that the support is incredible and response is quick!

What is your commission structure? We offer 2 different 100% plans. Our most popular plan offers 100% commission for only $99/mo. We also have other plans which do not have a monthly fee.

What do I do If I have a question or a problem? All of our agents have DIRECT access to the broker daily from 9am - 7pm, EVEN WEEKENDS! All inquiries will be answered within 4 hours. All of our agents also have access to our legal hotline. The level of support we offer is what sets us apart from our competitors.

Does Realty Source do loans also? Yes! We have the ability to do conventional loans. We are primarily a real estate company. However, due to the recent demand of many of our agents, we are offering conventional mortgages to our clients. In an effort to keep our pricing down, we only work with a select few lenders which offer the best products to our clients. What would my NET commision be on a $10,000 commission check? We will write you a check for $9,901.00. The only fee you are required to pay is the insurance fee of $99 per transaction.

Do you have a Transaction Coordinator? YES! We have an In-House Transaction Coordinator that ONLY works for Realty Source. For compliance reasons, we ask that all agents use our coordinator.

T.C. Prices: 1 Side = $299 - 2 Sides = $598

What Does Realty Source charge if I do a BPO? We give you 100% commission on your BPO orders. We believe that since you did 100% of the work you deserve 100% of the profit.

Does Realty Source hire new agents? We do hire new agents. The commission structure for new agents is a bit different. For a new agent, the monthly fee is $149. We offer training for new agents via webinars and also in person.

How much will it cost to join Realty Source? After becoming affiliated with Realty Source, you will only be responsible for your initial business card purchase. We have negotiated deep discounts on high quality business cards for our agents. Our Graphic Designer offers a package for new agents which start at $42 for 500 business cards with UV Coating.

I am interested in Realty Source, however you are not a member of my MLS Board. Will you join? We are members of seceral associations throughout California. We are open to joining new associations/MLS etc. We will split the cost of the broker portion with you. After the first year we will pay all of the fees associated with the Broker membership.

Are there any sales minimums at Realty Source? NO! At Realty Source we understand that all of our agents are hard working self motivated individuals. We DO NOT have any sales minimums or sales quotas.

Are there any weekly office meetings? NO! We feel that our agents are busy enough as it is. We do not require attendance at any weekly or monthly meetings. We do have bi-yearly meetings to discuss changes to our business and any form/law changes.

Do you have Errors and Omissions Insurance? YES!!! We are insured with an AM BEST A-Rated Insurance Carrier. You can be assured that we will always carry adequate amounts of insurance.

When I close a transaction, when will I get paid? Commission payments are paid out no longer than 24hrs after the completed file has been turned into the broker. Many of our agents are paid directly from escrow.

Do I have to be located near the corporate office? NO! We are licensed to conduct business throughout California. We have several agents situated throughout all of California. We can complete most of our transactions through Fax/E-mail. Our mode of operation allows agents to work from wherever they choose and enjoy the benefits of an increased commission split.

Do you provide office space? We do not provide office space. Our Corporate Headquarters are located at 365 Broadway #201, El Cajon CA 92021. Agents are free to use the office for mail, pick up/drop off, business address, faxing, copies, etc. Our philosophy is by minimizing overhead we are able to offer our agents MUCH HIGHER commission splits.

Are there any advertising requirements? We require that the Realty Source, Inc. logo be displayed on any advertisement materials our agents use while engaging in real estate activity. The Department of Real Estate also requires that ones license number is also on all "First Contact" marketing.

Who do you use for signs? We use Champion Signs (888-791-SIGN). They stock our standard company sign. If you would like to have a custom sign made, please contact them for pricing.

Can I determine what commission percentage I charge? It is up to each individual agent to determine what the appropriate commission rate is for each transaction. However, we are not a discount brokerage; we are a full service real estate company.

Do I have to use a specific Title Insurance Company, Escrow Office, or Home Warranty Company? You have the right to choose who you would like to use. We urge all of our agents to develop working business relationships with various vendors to help serve their client’s needs better.

What Type of License do I need? You will need a Salesperson, or Brokers license, in good standing, issued by the California Department of Real Estate.
